Congratulations to my buyers on their purchase of 4770 Sutcliff Avenue in San Jose!
My clients were relocating to San Jose from out of state, which meant we needed a home-buying strategy that could help them navigate the local market even while making a major move.
The property had already undergone a $100,000 price reduction by the seller, creating an opportunity for my buyers to take another look at the numbers. During negotiations, I was also able to secure a seller credit for my clients as part of their purchase.

Why Seller Motivation Can Matter for Buyers
One lesson from this transaction still applies today: the original list price isn’t the only number buyers should pay attention to.
A property that has been on the market longer than expected, experienced a price adjustment or returned to the market may present different negotiating opportunities than a newly listed home receiving multiple offers.
Depending on the property and current market conditions, negotiations can potentially involve the purchase price, seller credits, closing costs, repairs or other contract terms.
None of those concessions are guaranteed, of course. The strategy needs to be based on the specific property, seller and market conditions.
Relocating to San Jose?
Buying from another city or state adds another layer to the home-buying process. Understanding neighborhoods, evaluating individual properties and coordinating inspections, financing and escrow can all require additional planning when you aren’t already local.
