Whether you’re moving to Silicon Valley for your first tech role or relocating from another part of the Bay Area, one of the biggest decisions you’ll make isn’t just which house to buy—it’s where to buy it.
Unlike many cities with one central business district, Silicon Valley’s major employers are spread across dozens of cities and campuses. That means your ideal neighborhood depends just as much on your daily commute as it does on your budget, lifestyle, and family needs.
Here’s a simple guide to help you narrow down your search.
Start With Your Commute
Before you fall in love with a neighborhood, figure out exactly where you’ll be working.
Many tech companies have multiple offices, hybrid schedules, or rotating campuses, so knowing where you’ll spend most of your time can save you hours each week.
Here are a few general areas to consider.
Working in North San Jose?
If your office is near North First Street or one of the many semiconductor and AI companies in North San Jose, neighborhoods like Berryessa, North San Jose, and Downtown San Jose offer some of the shortest commutes.
These areas also provide easy access to VTA Light Rail and the Berryessa BART station.
Commuting to Santa Clara or Sunnyvale?
Many of Silicon Valley’s largest employers are located along the Santa Clara and Sunnyvale corridor.
If that’s where you’ll be working, West San Jose and Cambrian Park are popular choices. They offer convenient freeway access while often being more affordable than buying directly in Sunnyvale or Cupertino.
Headed to Cupertino?
If you’re commuting to Cupertino or South Sunnyvale, you’ll likely appreciate living in West San Jose or parts of Cambrian Park.
These neighborhoods can help shorten your commute while still offering a variety of home styles and price points.
Working Downtown?
If your office is in Downtown San Jose or near Diridon Station, neighborhoods like Willow Glen, Rose Garden, and Naglee Park offer an easy commute while giving you very different lifestyles.
Willow Glen is known for its charming downtown and walkable streets, while Rose Garden and Naglee Park offer beautiful historic homes close to the city’s urban core.
Hybrid or Remote?
If you’re only commuting a few days each week, your priorities may shift.
Many buyers choose Almaden Valley or Blossom Valley because they offer larger homes, bigger yards, quieter neighborhoods, and highly regarded schools.
The commute is longer, but for many families, the extra space is well worth it.

Great for:
- Larger homes
- Outdoor enthusiasts
- Buyers prioritizing schools and lifestyle
Don’t Overlook Public Transportation
Although Silicon Valley is known for driving, there are several transportation options that can make commuting easier.
- Caltrain provides service up the Peninsula toward Palo Alto, Redwood City, and San Francisco.
- VTA Light Rail connects Downtown San Jose with North San Jose, the airport, and several employment centers.
- BART now serves North San Jose through the Berryessa station, with future expansion planned into Downtown San Jose.
Many major tech companies also offer private commuter shuttles, so it’s worth asking your employer if that’s available before deciding where to live.
A Few Tips Before You Buy
Before you start touring homes, take a little time to think about your daily routine.
Ask yourself:
- How much commute time am I comfortable with?
- Would I rather have a larger home or a shorter drive to work?
- How important are schools now—or in the future?
- Do I want a walkable neighborhood or a quieter suburban setting?
There’s no perfect answer. Every buyer has different priorities, and finding the right balance is what matters most.
The Bottom Line
One of the best things about San Jose is that every neighborhood offers something different.
Some buyers want the charm of Willow Glen. Others prefer the larger homes in Almaden Valley or the convenience of West San Jose. The right choice depends on your lifestyle, your commute, and what feels like home to you.
The good news? You don’t have to figure it out alone.
