Thinking about making the move to San Jose? You’re not alone.
As the heart of Silicon Valley, San Jose attracts people from all over the country with its thriving job market, incredible weather, diverse neighborhoods, and endless things to do. But like any big move, there are a few things you’ll want to know before packing the moving truck.
Whether you’re relocating for work, family, or simply a change of scenery, here are 15 things that can help make your transition a little smoother.
1. San Jose Isn’t Cheap—But There’s a Reason
Let’s start with the obvious: San Jose is an expensive place to live.
Housing is the biggest reason why. Home prices and rents are among the highest in the country, largely because demand continues to outpace supply.
The good news? Salaries—especially in the tech industry—tend to be much higher than the national average, helping offset some of those higher living costs. Even so, it’s important to build a realistic budget before making the move.
2. Housing Moves Fast
Whether you’re buying or renting, be prepared to move quickly.
Well-priced homes often receive multiple offers, and desirable rental properties don’t stay on the market for long. If you’re relocating from out of town, getting pre-approved for a mortgage or having your rental paperwork ready can make the process much less stressful.
3. Every Neighborhood Has Its Own Personality
One thing many newcomers don’t realize is just how large San Jose is.
Each neighborhood offers something different. Willow Glen is known for its charming tree-lined streets and walkable downtown. The Rose Garden is full of historic homes and beautiful architecture. Berryessa offers newer developments and easy access to BART, while Almaden Valley is popular for its parks and top-rated schools.
Before deciding where to live, spend some time exploring different neighborhoods. If possible, book a short-term rental for a week or two and see which area feels like home.
4. Tech Is Everywhere
San Jose sits at the center of Silicon Valley, so it’s no surprise that technology plays a huge role in everyday life.
Companies like Adobe, Cisco, PayPal, eBay, and nearby Apple, Google, and NVIDIA help shape the local economy. Even if you don’t work in tech, you’ll quickly notice its influence throughout the city.
5. California Has State Income Tax
If you’re moving from states like Texas, Nevada, Florida, or Washington, this may come as an adjustment.
California has a state income tax, so your paycheck may look a little different than you’re used to. It’s something to factor into your overall budget before relocating.
6. Sales Tax Is Higher Than Many Places
You’ll also notice sales tax is a bit higher than in many parts of the country.
It’s probably not something you’ll think about every day, but it can make a difference when you’re furnishing a new home or making other large purchases after your move.
7. The Weather Really Is That Good
If there’s one thing almost everyone loves about San Jose, it’s the weather.
Expect warm, dry summers and mild winters with plenty of sunshine throughout the year. Snow is something you’ll drive to—not shovel from your driveway.
For many people relocating from colder climates, the weather alone is a huge quality-of-life upgrade.
8. Earthquakes Are Part of Life
Yes, earthquakes happen.
The good news is that most are small enough that longtime residents barely notice them. Still, it’s smart to have an emergency kit, secure heavy furniture, and know basic earthquake safety.
It’s simply part of living in California—not something most residents worry about day to day.
9. Traffic Can Be Challenging
San Jose is spread out, and commuting during rush hour can take longer than newcomers expect.
Before choosing a neighborhood, think about where you’ll be working. Living a little closer to your office can make a big difference in your daily routine.
10. You’ll Probably Want a Car
Public transportation continues to improve, with VTA Light Rail, Caltrain, and BART serving parts of the Bay Area.
That said, San Jose is still largely a driving city. Having a car makes running errands, exploring neighborhoods, and getting around much more convenient.
11. The Food Scene Is Incredible
One of the best surprises for many newcomers is just how good the food is.
San Jose is one of the most diverse cities in California, and that diversity is reflected in its restaurants. You’ll find outstanding Vietnamese cuisine, authentic Mexican food, Japanese restaurants, Indian eateries, Korean barbecue, Portuguese bakeries, and countless locally owned gems waiting to be discovered.
If you enjoy trying new restaurants, you’ll never run out of places to explore.
12. Nature Is Never Far Away
Despite its reputation as a tech hub, San Jose offers easy access to the outdoors.
You can spend the morning hiking in Almaden Quicksilver County Park, biking the Los Gatos Creek Trail, or exploring the Santa Cruz Mountains before heading downtown for dinner that evening.
Living here means you don’t have to choose between city life and outdoor adventure—you can enjoy both.
13. Schools Depend on the Address
San Jose is served by several different school districts, and school assignments can vary from one neighborhood to the next.
If schools are an important part of your home search, always verify the assigned schools for a specific property instead of assuming they’re the same throughout the neighborhood.
14. Temporary Housing Can Be a Smart Move
If you’re relocating from another state, consider renting short-term before committing to a home purchase.
It gives you time to explore neighborhoods, experience your commute, and learn which parts of the city fit your lifestyle best.
Many buyers find this extra flexibility well worth it.
15. Set Up Utilities Before Moving Day
One of the easiest ways to make moving day less stressful is to schedule your utilities ahead of time.
Electricity, gas, water, and especially internet service can usually be arranged in advance, saving you from spending your first few days without Wi-Fi or other essentials.
