Have you ever gone on vacation, fallen in love with the area and caught yourself thinking:

Those thoughts don’t necessarily have to stay in the “someday” category.

Buying a second home, purchasing a vacation property or relocating to a new community can be possible with the right planning. The first step is figuring out what that dream would actually look like financially and practically.

Start With the “Why”

Before scrolling through homes for sale, think about what you’re really trying to accomplish.

Are you looking for a vacation home your family can enjoy throughout the year? Are you considering a permanent move? Do you want a second home now that could eventually become your primary residence?

Those are very different goals, and they’ll influence everything from your financing to the type of property you should consider.

There’s no universal “best” place or type of home. The right choice depends on your priorities, budget and plans for the property.

Buying a Second Home Is Different From Taking a Vacation

It’s easy to fall in love with a destination when you’re there for a week.

Living there—or owning property there—is different.

Before buying, spend some time looking beyond the things you enjoy as a visitor. Consider everyday expenses, insurance, property taxes, maintenance, HOA fees where applicable, transportation and how frequently you’ll realistically use the home.

If you’re considering relocating permanently, think about what everyday life would look like throughout the entire year rather than just during your favorite season.

Talk to a Lender Before You Start Shopping

Financing a second home can look different from financing your primary residence.

Your lender will need to evaluate your income, existing housing expenses, debts, assets and the intended use of the new property.

If you’re selling your current home and relocating, you’ll also want to understand how the timing of the sale affects your purchasing power.

Getting those numbers figured out early gives you a realistic price range before you become emotionally attached to a property.

Research the Local Real Estate Market

Real estate is incredibly local.

The strategies that work when buying a home in San Jose or Silicon Valley may be very different from those that work in another California market—or another state entirely.

That’s why having knowledgeable local representation matters.
