Why 95124 Continues to Be One of San Jose’s Strongest Markets

The 95124 real estate market has seen plenty of movement over the past eight months. From the slower pace of late fall and winter to the strong momentum we’ve experienced this spring, the market has continued to demonstrate why this area remains one of the most desirable places to live in San Jose.

One of the more interesting trends has been the shift in pricing. Last October, the median list price was just over $2.1 million. Since then, sellers have become a bit more strategic with their pricing, and by May 2026, the median list price had adjusted to $1.75 million. While asking prices have softened, actual sales prices have remained remarkably strong. Throughout the past eight months, average sales prices have hovered around the $2 million mark, ending May at approximately $2.07 million. This tells us that buyers continue to place a premium on well-priced, well-presented homes in the area.

Like many real estate markets, 95124 followed a familiar seasonal pattern. Activity slowed during the winter months, reaching its lowest point in January when only 11 homes sold. Once spring arrived, however, the market quickly regained momentum. Sales steadily increased throughout the season, with 40 homes changing hands in May—the highest monthly total we’ve seen during this period.

The pace of the market has also shifted considerably. Homes were moving quickly last fall, averaging just 13 days on the market in October. The winter slowdown gave buyers a little more time to make decisions, with average market times stretching to nearly 40 days in January. By spring, demand had returned in full force, and homes were once again selling quickly. While the market has settled into a slightly more balanced pace, properties are still moving briskly, averaging about 20 days on the market in May.

Competition among buyers has remained a consistent theme throughout the past eight months. Even as inventory levels and market conditions changed, homes continued to sell above asking price. In October, sellers received an average of 105.6% of their list price, and while competition eased somewhat this spring, homes in May still sold for an average of 102.4% of asking price. That’s a strong indication that buyer demand remains healthy throughout the area.

So what does all of this mean for buyers and sellers?

The 95124 market continues to show resilience. Sellers who price their homes thoughtfully are still seeing strong results, while buyers may find slightly more opportunities than they did during the peak spring frenzy. As we head into summer, inventory, interest rates, and buyer confidence will continue to shape the market, but overall, 95124 remains a highly competitive and sought-after community.
