🏡 The 95125 market just reached a major milestone.

If you’ve been keeping an eye on the 95125 real estate market, June delivered one of the biggest surprises of the year.

The average home sold for $2.38 million, making it the highest average sales price we’ve seen in 2026. That’s a 10% jump over the previous three-month average and a noticeable increase from May’s $2.10 million average. It’s another reminder that well-priced, desirable homes are still attracting serious buyers.

What’s especially interesting is that sellers aren’t necessarily starting with higher asking prices. In fact, the median list price dipped to $1.64 million, down slightly from both May and the previous three-month average. That tells us buyers are continuing to compete for the right homes, pushing final sale prices well above where many properties begin.

There is a bit of good news for buyers, though. The bidding frenzy has eased just enough to create a little breathing room. Homes sold for an average of 102.3% of the asking price in June. While that’s still above list price, it’s less aggressive than the spring peak, when buyers were routinely paying nearly 6% over asking.

The pace of the market also remains impressive. Forty-six homes closed in June, keeping sales activity strong even as we moved into summer. Most homes found a buyer in just 19 days, which means quality listings continue to move quickly.

What does this mean if you’re thinking about making a move?

For sellers, the market continues to reward homes that are priced well and presented thoughtfully. Buyers are still willing to pay a premium when they find a home that checks the right boxes.

For buyers, there are signs that competition is becoming a little more balanced. Asking prices have softened slightly, and bidding wars aren’t quite as intense as they were earlier this spring. That doesn’t mean it’s easy—but it does mean there may be more opportunities if you’re prepared and ready to act quickly.

As we move further into the summer market, it will be interesting to see whether prices continue climbing or begin to level out. Either way, 95125 remains one of Silicon Valley’s most resilient and competitive neighborhoods.
