Is Building an ADU in Silicon Valley Worth It? Here’s What We Discussed on the Podcast – Say What You Want About Real Estate

Accessory Dwelling Units (ADUs) have become one of the hottest topics in Silicon Valley real estate—and for good reason.

Whether you’re looking to generate rental income, create space for family, or increase your home’s value, an ADU can be an attractive option. But is it always a smart investment?

On a recent episode of Say What You Want About Real Estate, my co-host, Kristina Rodgers, and I dug into the pros, the challenges, and the questions every homeowner should ask before starting an ADU project.

Here are some of the biggest takeaways from our conversation.

Garage Conversion or Detached ADU?

One of the first decisions homeowners face is whether to convert an existing garage or build a detached ADU from the ground up.

A garage conversion is often the less expensive option because the structure is already there. It can also be completed more quickly.

But there’s a trade-off.

In many San Jose neighborhoods, parking is still an important selling point. Giving up a two-car garage may make your home less appealing to some future buyers, even if you’ve added valuable living space.

A detached ADU usually preserves your garage while creating a separate residence, but it typically comes with a higher construction cost.

There’s no one-size-fits-all answer—it really depends on your property, your goals, and your budget.

Building an ADU Has Become Easier

The good news is that building an ADU is much more straightforward than it was just a few years ago.

San Jose has updated its regulations to encourage more ADU construction, making the process simpler for homeowners. The city also offers pre-approved ADU plans, which can save both time and money during the design and permitting process.

For many homeowners, these changes have made adding an ADU more realistic than ever before.

Will an ADU Increase Your Home’s Value?

This is probably the question we hear most often.

The answer?

It depends.

Many homeowners assume every ADU automatically adds dollar-for-dollar value to a property, but that’s not always how appraisals work.

For example, a garage conversion that doesn’t function as a true independent living space—or one that’s difficult to compare with nearby sales—may not increase an appraisal as much as expected.

That’s why it’s so important to talk with a local real estate professional or appraiser before making assumptions based on online calculators.

Understanding how buyers and appraisers view ADUs in your neighborhood can help you make a much more informed decision.

Prefab ADUs Are Gaining Popularity

We also talked about prefab ADUs, including companies like Abodu, which build homes off-site before delivering and installing them on your property.

For many homeowners, prefab construction offers several advantages:

  • Faster build times
  • More predictable pricing
  • Less disruption during construction

While prefab isn’t the right solution for every lot, it’s becoming an increasingly popular option for homeowners who want a simpler building process.

Sometimes the Best Investment Isn’t Financial

One of my favorite parts of the conversation was talking about why many people build ADUs in the first place.

For some homeowners, it’s not about rental income or resale value at all.

It’s about family.

An ADU can provide a comfortable space for aging parents, adult children, visiting relatives, or even caregivers—all while allowing everyone to maintain a little independence.

Sometimes the greatest return on investment isn’t measured in dollars. It’s measured in flexibility, convenience, and the ability to keep loved ones close.

So, Is an ADU Worth It?

An ADU can absolutely be a smart investment—but it isn’t automatically the right choice for every property.

Before you build, it’s important to consider:

  • Your long-term goals
  • Your neighborhood
  • Construction costs
  • Potential rental income
  • Future resale value
  • How you actually plan to use the space

The more planning you do upfront, the more likely you’ll end up with an ADU that adds value to both your property and your lifestyle.
