Should You Wait for Mortgage Rates to Drop Before Buying a Home?

It’s one of the biggest questions I hear from buyers today:

“Should I wait for mortgage rates to come down before buying?”

The honest answer is…probably not—at least not if you’re waiting for rates to fall dramatically.

No one can predict exactly where mortgage rates will go, but most economists agree on one thing: we’re unlikely to see a return to the ultra-low rates of 2020 and 2021 anytime soon.

Here’s what that means for buyers in today’s market.

Where Mortgage Rates Stand Today

Mortgage rates have improved from the highs we experienced over the past couple of years, but they’re still much higher than the rates many buyers remember from the pandemic.

As of mid-2026, the average 30-year fixed mortgage is sitting in the mid-6% range.

While that’s certainly better than rates above 7%, it’s still well above the 3% mortgages that fueled the housing boom just a few years ago.

What the Experts Expect

When you look at forecasts from organizations like Fannie Mae, the Mortgage Bankers Association, and the National Association of Home Builders, there’s a clear pattern.

Most experts expect mortgage rates to remain fairly stable through the rest of 2026, with only gradual improvements over the next couple of years.

Some forecasts suggest rates could eventually dip below 6%, but most don’t expect that to happen quickly.

In other words, if you’re waiting for mortgage rates to fall dramatically, you may be waiting longer than you think.

Why Aren’t Rates Falling Faster?

Several factors continue to keep mortgage rates elevated.

Inflation remains higher than the Federal Reserve’s long-term target, and that affects borrowing costs throughout the economy.

At the same time, financial markets continue to react to economic uncertainty, global events, and expectations about future Federal Reserve policy.

All of those factors make it unlikely that mortgage rates will drop rapidly in the near future.

Is Waiting Worth It?

Here’s where many buyers get stuck.

Let’s say mortgage rates fall from 6.5% to 6% over the next year.

That would certainly help lower your monthly payment.

But what happens if home prices increase while you’re waiting?

Or if more buyers re-enter the market once rates fall, creating more competition?

Especially in desirable San Jose neighborhoods like Willow Glen, Almaden Valley, Cambrian, and Rose Garden, lower rates could bring more buyers back into the market, making it harder to secure the home you want.

Saving a little on your interest rate doesn’t always outweigh paying more for the home itself.

One Strategy Many Buyers Use

Rather than trying to perfectly time interest rates, many buyers focus on purchasing the right home when they’re financially ready.

If mortgage rates fall later, they can explore refinancing.

You’ve probably heard the phrase:

“Date the rate, marry the house.”

While it’s become a popular saying, the idea behind it is simple.

You can refinance a mortgage if rates decline in the future, but you can’t go back and buy the home you missed if prices rise or inventory becomes even more limited.

Of course, refinancing isn’t guaranteed. It depends on future interest rates, your financial situation, and lender requirements. But it can be an option if conditions improve.

When Waiting Does Make Sense

There are situations where waiting is absolutely the right decision.

For example:

  • You need more time to save for a down payment.
  • You’re working on improving your credit.
  • You’re planning a job change or major life event.
  • You’re not sure where you want to live yet.

Buying a home is a major financial decision, and you should never feel pressured to purchase before you’re ready.

Bottom Line

Most housing experts expect mortgage rates to remain in the low-to-mid 6% range through the rest of 2026, with only gradual improvement after that.

That means waiting for a dramatic drop in rates may not deliver the savings many buyers are hoping for.

Instead of trying to predict the perfect moment to buy, it often makes more sense to focus on what you can control:

  • Your budget
  • Your down payment
  • Your monthly payment
  • Finding the right home for your lifestyle

If those pieces are in place, buying now—and refinancing later if rates improve—may be a smarter strategy than waiting indefinitely for lower interest rates.
