🚗 Commuting from the “Bubble”: Google, Apple, and Downtown

Living in Willow Glen: Commuting to Apple, Google & Downtown San Jose

One of the reasons buyers consider Willow Glen is its combination of neighborhood character and central Silicon Valley location.

Spend an afternoon around Lincoln Avenue or drive through the surrounding residential streets, and Willow Glen can feel surprisingly removed from the larger city around it. Yet you’re still within reach of Downtown San Jose, major freeways, transit connections, and employment centers throughout Silicon Valley.

If commute time is an important part of your home search, here’s what to consider before deciding whether Willow Glen works for you.

Willow Glen’s Central Location

Willow Glen sits just southwest of Downtown San Jose, with access to several major routes, including Highway 87, Interstate 280, Highway 17, and nearby connections to Highway 101.

That gives residents several options depending on where they’re headed.

The important caveat? Silicon Valley traffic can change dramatically depending on the time of day, day of the week, construction, and your exact starting point.

Instead of relying on a single commute-time estimate, I always recommend checking the route from the specific home you’re considering during the hours you’d actually be traveling.

A house that’s five minutes closer to a freeway entrance can make more of a difference than you might expect.

Commuting Toward Mountain View

If you’re traveling from Willow Glen toward Mountain View and the northern part of Silicon Valley, there are several potential routes.

Depending on where you live within Willow Glen, you may use Highway 87 to Highway 101, connect with I-280, or use a combination of local roads and freeways.

Google’s Mountain View campus is roughly 15–20 miles from much of Willow Glen, depending on the route and starting point.

Actual travel time, however, can vary considerably with traffic.

Some employers also operate private transportation programs, but routes and pickup locations can change. If employer transportation is important to your decision, verify current routes directly with your employer before choosing a home based on shuttle access.

Commuting Toward Cupertino

For buyers who regularly travel toward Cupertino, Willow Glen’s access to I-280 can be particularly useful.

Apple Park and other Cupertino employment centers are approximately 8–12 miles from much of Willow Glen, depending on your starting point and destination.

Under lighter traffic conditions, that can be a relatively straightforward drive. During peak commuting hours, expect travel times to vary.

If this is your regular commute, test it yourself before buying. Pull up the route during your normal morning and evening travel times—or better yet, drive it.

Getting to Downtown San Jose

This is where Willow Glen’s location really stands out.

Downtown San Jose is only a few miles away from much of the neighborhood, making it accessible by car, bike, rideshare, and—in some locations—public transportation.

Depending on where you live, VTA light rail stations such as Race and Tamien may also provide alternatives to driving.

That proximity can be appealing whether you’re commuting Downtown regularly or simply want convenient access to restaurants, entertainment, events, and other city amenities.

Don’t Forget About Diridon Station

Another consideration for buyers is Willow Glen’s proximity to Diridon Station.

Diridon is a major transportation hub serving Caltrain, VTA light rail and bus service, ACE, Amtrak, and other regional connections. Major transportation and redevelopment plans are also proposed or underway in the surrounding area.

For buyers who anticipate using regional transit, living within reasonable reach of Diridon can be worth considering when comparing different parts of Willow Glen.

Just remember that future transportation and development projects can change in scope and timing, so decisions should be based on what’s available today as well as verified plans for the future.

What About Downtown West?

There’s been considerable attention around Google’s planned Downtown West development near Diridon Station.

Its proximity is certainly something Willow Glen buyers may want to follow. Additional development, transportation improvements, housing, businesses, and public spaces around Diridon could change how this part of San Jose functions over time.

What it doesn’t mean is that nearby home values are guaranteed to appreciate.

Real estate values depend on many factors, including inventory, interest rates, the economy, neighborhood demand, property condition, and the eventual timing and scope of development.

I look at Downtown West as one piece of the bigger picture—not a reason by itself to buy a particular home.

Where You Live Within Willow Glen Matters

Here’s something that’s easy to overlook when searching online: not every Willow Glen address offers the same commute.

A home closer to Highway 87 may make sense for one destination, while a property with easier access to I-280 or Highway 17 could work better for another.

And sometimes the difference isn’t the freeway at all. It’s how long it takes to get from your driveway to the freeway during the morning rush.

That’s why I encourage buyers to evaluate the actual address rather than simply deciding that “Willow Glen works for my commute.”

Think Beyond Your Morning Drive

Commute time matters, but it’s only one part of choosing where to live.

Consider how the location works for the rest of your routine, too.

How easy is it to reach the places you visit regularly? Would you use nearby transit? How important is walkability? Do you want to be closer to Lincoln Avenue, Downtown San Jose, a freeway entrance, parks, shopping, or another part of the city?

Two homes may look nearly identical online but provide very different day-to-day experiences based entirely on their location within the neighborhood.

The Bottom Line

Willow Glen offers something that’s increasingly difficult to find in Silicon Valley: an established residential neighborhood with its own distinct character that’s still centrally located within San Jose.

For buyers commuting toward Downtown San Jose, Cupertino, Mountain View, or other Silicon Valley employment centers, its freeway and transit connections make it worth considering.

But don’t buy based on a commute estimate you saw online.

When you find a home you like, check the actual route at the times you’d normally travel. Compare multiple transportation options and think about how the location works for your entire routine—not just the trip to work.

If you’re considering Willow Glen, I can help you compare different parts of the neighborhood based on the things that matter to you—whether that’s commute access, walkability, home style, lot size, budget, or proximity to the places you use most.

Sometimes moving just a few streets can make a surprisingly big difference.
