Big Housing Market Shift: How Could Buyers and Sellers Take Advantage?
The housing market was changing quickly at the end of 2022.
After an intensely competitive period for homebuyers, shifting mortgage rates and changing buyer demand began creating a different real estate environment. That raised an important question:
When the housing market shifts, where are the opportunities?
In this December 2022 market update video, I shared my perspective on the changing market and what buyers and sellers could consider as conditions evolved.
A Changing Market Creates a Different Negotiating Environment
A market shift doesn’t automatically mean a “good” or “bad” housing market.
Instead, changing conditions can affect buyers and sellers differently.
For buyers, a less competitive environment may create opportunities to negotiate on things that were difficult to ask for during a highly competitive market.
For sellers, changing conditions can make pricing, preparation and marketing strategy even more important. What worked when homes were receiving immediate multiple offers may not work when buyers have more choices.
The key is understanding the market you’re actually operating in rather than making decisions based on headlines or conditions from six months earlier.
Watch: Big Housing Market Shift
In the video above, I discuss the housing-market shift we were experiencing in December 2022 and how buyers and sellers could approach the changing environment.
Looking for Today’s San Jose Housing Market?
This video was originally published in December 2022 and reflects market conditions at that time.
Real estate doesn’t stand still. Mortgage rates, inventory, home prices, buyer demand and negotiating conditions have changed since this video was recorded.
If you’re considering buying or selling a home today, use current San Jose and Santa Clara County market data to make your decision rather than relying on a market update from 2022.
I can help you look at what’s happening now in your specific neighborhood and price range and determine what those conditions could mean for your next move.
