Google Downtown West in San Jose: What’s Planned and Where the Project Stand

Google’s Downtown West project has been one of the most talked-about development plans in San Jose — and for good reason. The approved plan envisions a major mixed-use district near Diridon Station, with offices, thousands of homes, parks, retail, cultural spaces and other community amenities.

But if you’ve been following Downtown West for a while, there’s an important distinction to understand: the project has been approved, but that doesn’t mean the entire development is under construction or arriving on a fixed schedule.

Here’s what San Jose residents, homeowners and prospective buyers should know.

What Is Google Downtown West?

Downtown West is Google’s proposed mixed-use development within San Jose’s larger Diridon Station Area.

The approximately 80-acre project is planned near Diridon Station, immediately west of Downtown San Jose. The San Jose City Council unanimously approved the Downtown West Mixed-Use Plan on May 25, 2021, following several years of planning and community engagement.

Rather than being designed solely as an office campus, Downtown West was approved as a mixed-use district combining employment, housing, open space and other uses.

What Is Planned for Downtown West?

According to the City of San José, the approved Downtown West plan allows for:

  • Up to 7.3 million square feet of office space
  • 4,000 new housing units, while the project’s environmental review allows for up to 5,900
  • Up to 500,000 square feet of active uses, including retail, cultural and arts spaces
  • Up to 100,000 square feet of event space
  • Hotel and limited-term corporate accommodations
  • Approximately 15 acres of parks and open space
  • Transportation, infrastructure and utility improvements

The project also includes significant community-benefit commitments. The City says Downtown West’s Community Stabilization and Opportunity Pathways Fund is intended to support areas such as housing stability, economic security, education, training and entrepreneurship.

Where Is Google Downtown West?

Downtown West is part of the larger Diridon Station Area, west of Downtown San Jose.

That’s particularly significant because Diridon is envisioned as a major regional transportation hub. The broader area is being planned around existing and future transportation infrastructure rather than Downtown West operating as an isolated office development.

What’s the Status of Downtown West in 2026?

This is the part I’d make especially clear on an updated version of the original article.

Google currently describes Downtown West as a multi-decade effort and says it is still identifying a timeline for the project. In the meantime, Google says it is working with the City and project partners on site activation and community engagement.

So I would not describe Downtown West as “coming soon.”

The City of San José continues to include Downtown West among its approved major development projects, but the eventual development can occur in phases and the timing of individual buildings and components may change.

What Could Downtown West Mean for San Jose Real Estate?

A development of this scale naturally gets the attention of homeowners and buyers, particularly around Downtown San Jose, Diridon Station and nearby neighborhoods.

But it’s important not to overstate what Downtown West will do to individual home values.

Real estate prices are influenced by many factors, including mortgage rates, housing supply, buyer demand, employment trends, the economy and the characteristics and location of an individual property. With Downtown West’s timeline still evolving, I would not make a specific prediction that the project will cause nearby property values to rise by a certain amount.

What we can do is continue following the project and evaluate San Jose real estate using current market data as development progresses.

Following the Future of Downtown San Jose

Downtown West is part of a much larger story about the future of the Diridon Station area and Downtown San Jose.

I’ll continue following the project as Google and the City of San José release meaningful updates.
