Willow Glen 95125 Real Estate Market Update: December 2025

Willow Glen 95125 Real Estate Market Update: December 2025

If you’re waiting for the Willow Glen housing market to slow down before buying, the December numbers tell an interesting story.

Sales volume dropped, but competition for available homes remained strong.

Only 18 homes sold in Willow Glen’s 95125 ZIP code, representing a 43% decrease in sales volume. At the same time, homes sold for approximately 103% of their asking price, while the median list price increased 20% to approximately $2.67 million.

So, what does that actually mean if you’re thinking about buying or selling a home in Willow Glen?

Let’s take a closer look.

Willow Glen 95125 Housing Market at a Glance

Here are the key numbers from the December 2025 market:

  • 18 homes sold
  • Sales volume decreased 43%
  • Homes sold for approximately 103% of asking price
  • Median list price increased 20% to approximately $2.67 million

The biggest takeaway isn’t simply that fewer homes sold.

It’s that lower sales activity did not necessarily mean less competition for the homes that were available.

Why Did Willow Glen Home Sales Drop?

A decline in closed sales can happen for several reasons, including fewer homes being available for purchase and normal seasonal changes in real estate activity.

December is also traditionally a different market environment than the spring selling season, so I wouldn’t look at lower sales volume in isolation.

For buyers, the more important question is:

What happened when desirable homes actually came to market?

The approximately 103% sale-to-list ratio suggests that at least some properties continued to attract offers above their asking prices.

That’s an important distinction.

Lower sales volume does not automatically equal a buyer’s market.

What Does 103% of Asking Price Mean?

A 103% sale-to-list ratio means that, collectively, the homes included in the calculation sold for approximately 3% more than their asking prices.

It does not mean that every Willow Glen home sold 3% over asking.

Individual results can vary significantly based on the property, location, condition, pricing strategy, upgrades and buyer demand.

That’s especially important in Silicon Valley, where an asking price isn’t always a reliable indicator of a home’s eventual selling price.

For buyers, looking at recent comparable sales can provide much more useful information than simply deciding how much to offer based on the list price.

What Willow Glen Buyers Should Know Going Into 2026

If you’re planning to buy a home in Willow Glen in 2026, preparation could be particularly important when inventory is limited.

That doesn’t mean you should automatically make the highest offer or waive protections simply because there’s competition.

Instead, understand the recent comparable sales, have your financing prepared, know your budget before making an offer and work through the terms and potential risks of your offer strategy carefully.

A competitive offer involves more than price.

Depending on the transaction, financing, contingencies, timelines and other terms can all factor into how a seller evaluates an offer.

The goal isn’t simply to win the house at any cost.

It’s to put together a competitive offer that still makes sense for your finances, priorities and risk tolerance.

What Sellers Should Know About the 95125 Market

For Willow Glen homeowners considering selling, limited inventory can create opportunity—but it doesn’t guarantee a particular result.

Buyers still compare properties carefully, and pricing strategy matters.

A home that is positioned appropriately for the current market may generate more interest than one that starts at a price buyers don’t perceive as competitive.

Condition, presentation, marketing, timing, location and comparable sales can all affect the final result.

Before deciding what your home might sell for, it’s important to look at recent sales that are actually comparable to your property, rather than relying on a neighborhood-wide median or an automated online estimate.

Is Willow Glen a Buyer’s or Seller’s Market?

December’s numbers show why simple labels don’t always tell the whole story.

Sales volume was down, yet the sale-to-list ratio remained above 100%.

For buyers, that means fewer transactions shouldn’t automatically be interpreted as less competition.

For sellers, strong sale-to-list numbers shouldn’t automatically be interpreted as permission to price anywhere you want.

Real estate is property-specific, and Willow Glen can vary considerably from one home—and even one section of the neighborhood—to another.
