As we move deeper into the spring season, the 95125 real estate market continues to evolve. Following a highly competitive March, the April 2026 data for single-family homes, townhomes, and condominiums reveals a market that is reaching new price heights while experiencing a slight shift in bidding dynamics.
Here is a closer look at the key changes in the April market and what they mean for your real estate strategy.
A Massive Leap in Sales Price
The most striking change this April is the significant jump in home values. The average sales price surged to a remarkable $2.35 million. This represents a steep 15% increase compared to the previous three-month average, and a massive jump from the $2.07 million average we saw just last month in March.
Sellers are Raising the Bar
Sellers are clearly paying attention to the intense buyer demand and adjusting their expectations accordingly. The median list price increased to $1.75 million in April, up from $1.70 million in March. This higher baseline is changing how buyers structure their offers.

Bidding Wars Cool, But Remain Fierce
Because sellers are listing their homes at higher initial prices, we are seeing a slight cooling in extreme overbidding. In March, buyers were pushing the envelope by paying an average of 105.8% of the asking price. In April, the sales-price-to-list-price ratio settled at a still-competitive 103.0%.While buyers are still routinely paying over asking, the higher list prices mean they aren’t having to offer quite as high of a percentage premium to win the deal.

Lightning-Fast Pacing
Despite a slight drop in the overall number of closed transactions—falling from 46 properties sold in March to 41 in April—the market has not slowed down. In fact, homes are moving faster than ever. The average time a property spent on the market dropped to just 19 days. Buyers are still swooping in to claim available inventory in under three weeks.

  • For Sellers: The market is highly favorable. With average sales prices hitting $2.35 million and homes selling in under 20 days, now is an excellent time to capitalize on high home values and motivated spring buyers.
  • For Buyers: The landscape is shifting. While you might face slightly less pressure to wildly overbid the asking price, the overall cost of entry is higher. You must come to the table pre-approved and ready to act immediately, as homes are flying off the shelves in just 19 days.
