Willow Glen Real Estate Is Heating Up: What May’s Market Activity Means for You

If you’ve been wondering whether now is a good time to buy or sell in Willow Glen, the latest market numbers tell an interesting story.

Throughout May, the 95125 housing market remained highly competitive, with buyers moving quickly and sellers continuing to benefit from strong demand. While many expected the market to cool heading into summer, the opposite appears to be happening.

Homes are selling fast, multiple-offer situations remain common, and well-priced properties are attracting serious attention.

Why Are Homes Selling So Quickly?

The average home in 95125 spent just 15 days on the market in May.

That’s not giving buyers much time to think.

Today’s buyers are watching the market closely and are ready to act when the right home becomes available. Many have been waiting for inventory to improve, and when a desirable property hits the market, they’re prepared to move quickly.

For homeowners considering a sale, this is an important reminder that presentation and pricing still matter. The homes receiving the strongest offers are typically those that are well-prepared and marketed strategically from day one.

Buyers Are Still Willing to Compete

One of the strongest indicators of market demand is how much buyers are paying compared to asking price.

In May, homes sold for an average of 103.8% of list price.

That means many buyers were willing to pay above asking price to secure a home they loved.

Willow Glen continues to be one of San Jose’s most desirable neighborhoods, offering charm, character, strong community appeal, and convenient access to major employment centers throughout Silicon Valley.

When inventory remains limited and demand stays strong, competition naturally follows.

More Activity Means More Opportunity

A total of 51 homes sold during May, making it the busiest month we’ve seen so far in 2026.

This increased activity is encouraging because it shows confidence in the market from both buyers and sellers.

For sellers, more transactions mean there are more comparable sales available to support home values.

For buyers, it means new opportunities are continuing to come to market, even though competition remains strong.

What About Home Prices?

The average sales price reached approximately $2.1 million in May.

While every property is unique, this number reflects the continued strength of the Willow Glen market and the long-term desirability of the 95125 area.

Even as economic conditions shift, buyers continue to see value in owning a home in one of San Jose’s most sought-after communities.

Looking Ahead to Summer

As we move into the summer months, I expect buyer demand to remain healthy, especially for homes that show well and are priced appropriately.

Sellers who have been waiting for the right time to make a move may find this market offers a valuable opportunity.

Buyers, meanwhile, should remain prepared and flexible. The right home can still attract multiple offers, but opportunities do exist for those who understand the market and have a clear strategy.
