Rose Garden Real Estate Market Update: A Look Back at the Last Seven Months

The Rose Garden real estate market (ZIP 95126) has experienced quite a journey over the past seven months. As we’ve moved from the slower pace of late 2025 into the busy spring market of 2026, we’ve seen significant changes in buyer demand, home prices, and market activity.

One of the biggest shifts has been the return of strong buyer competition. Last fall, buyers had a little more negotiating power, with homes often selling at or slightly below asking price. Fast forward to today, and the story looks very different. Throughout much of 2026, buyers have been competing aggressively for desirable properties, with many homes selling above list price. Even in May, homes were still averaging nearly 105% of their asking price, a clear sign that demand remains strong.

The pace of the market has changed just as dramatically. During the late fall and winter months, homes often spent six to seven weeks on the market before finding a buyer. As spring arrived, that timeline shortened considerably. March was especially active, with homes selling in less than two weeks on average. While buyers are taking a little more time today than they were earlier this spring, homes are still moving much faster than they were just a few months ago.

We’ve also seen transaction activity steadily rebound after a slower winter season. Following a dip in closed sales at the start of the year, buyer activity has increased each month throughout the spring. More homes are changing hands, creating opportunities for both buyers and sellers as the market continues to gain momentum.

Home prices have experienced some ups and downs along the way. April saw several high-end sales that pushed average prices significantly higher, while May’s numbers returned to more typical levels for the neighborhood. This serves as a reminder that monthly price averages can be influenced by the mix of homes sold and don’t always tell the full story of the market. Meanwhile, seller confidence has continued to strengthen, with list prices gradually increasing throughout the spring season.

So what does all of this mean for today’s market?

The Rose Garden remains a highly desirable neighborhood where well-priced homes continue to attract strong interest from buyers. While the market isn’t moving at the frantic pace we saw earlier this spring, competition remains healthy, inventory is being absorbed, and sellers are still seeing strong results.

As we move into the summer months, all eyes will be on inventory levels, buyer activity, and interest rates to see how the next chapter of the 2026 market unfolds.
