The real estate market is always evolving, and the changes we’ve seen in San Jose’s 95136 zip code over the past seven months are a great example of how quickly conditions can shift. Looking back at October 2025 and comparing it to May 2026, the market tells an interesting story of changing buyer behavior, shifting pricing strategies, and continued demand for homes throughout the area.
One of the most noticeable changes has been in pricing. While the average sales price was approximately $1.40 million in October 2025, it settled at about $1.31 million by May 2026. At first glance, that may suggest the market has softened, but the full picture is a bit more nuanced.
Seller expectations have actually increased during that same period. The median list price climbed significantly, rising from just over $1 million last fall to $1.24 million this spring. This tells us that homeowners entering the market remain confident in the value of their properties, even as the mix of homes selling and changing market conditions influence final sales prices.
Another trend that’s impossible to ignore is how much faster homes are selling today compared to seven months ago. Last October, homes spent an average of 27 days on the market before finding a buyer. By May, that number had dropped to just 19 days. While buyers still have opportunities, the market is moving at a noticeably quicker pace than it was last fall.
Competition has also intensified. In October, homes sold for an average of 101.8% of their asking price. Fast forward to May, and buyers were paying an average of 104.2% of list price. That’s a strong indication that multiple-offer situations remain common, particularly for homes that are well-priced and move-in ready.
What’s especially interesting is that while pricing and competition have shifted, overall sales activity has remained relatively consistent. Twenty-seven homes sold in October compared to twenty-five in May, showing that buyer demand has remained steady despite changing market conditions and affordability challenges.
So what does all of this mean for buyers and sellers?
For sellers, the market continues to offer favorable conditions. Homes are selling relatively quickly, buyer demand remains strong, and well-prepared properties are still attracting competitive offers. For buyers, while average sales prices may be lower than they were last fall, competition remains fierce, making preparation and strategy just as important as ever.
As we move into the summer market, inventory levels, interest rates, and buyer confidence will continue to shape the months ahead. But one thing remains clear: 95136 continues to be a resilient and active market, offering opportunities for both buyers and sellers who understand the local trends.
