95125 Housing Market Update: November 2025 Shows Buyers Aren’t Chasing Higher Prices

As we moved from October into November, the 95125 single-family housing market told an interesting story. Sellers became noticeably more optimistic with their pricing, but buyers didn’t let that enthusiasm dictate what they were willing to pay. Instead, they stayed patient, negotiated carefully, and kept the market balanced heading into the holiday season.

Sellers Reached Higher—But Buyers Stayed Grounded

One of the biggest changes from October to November was the jump in asking prices. The median list price climbed from $2.10 million in October to $2.67 million in November—a significant increase that reflected growing seller confidence.

Even so, buyers weren’t willing to stretch beyond market value. Homes sold for an average of 99.2% of the asking price, only slightly lower than 99.8% in October. That tells us buyers were still willing to pay for quality homes, but they weren’t getting caught up in emotional bidding wars or paying well above asking just to win.

Home Values Continued to Climb

While buyers negotiated a bit more, home values remained strong.

The average sales price increased from $2.11 million in October to $2.21 million in November—a healthy $100,000 month-over-month gain. Well-prepared, well-located homes continued to attract strong offers, proving that demand for desirable properties in 95125 remained solid even as the market slowed seasonally.

A Typical Seasonal Shift

The market also showed the normal signs of heading into late fall.

Sales activity eased slightly, with 31 homes selling in November, compared to 34 in October. Homes also spent a little longer on the market, with average days on market increasing from 28 days to 31 days.

These aren’t dramatic changes—they’re exactly what we typically expect as the holidays approach. Buyers often have a little more time to evaluate their options, and sellers may need a bit more patience before receiving the right offer.

What It Means for Sellers

If you’re thinking about selling, today’s market still rewards homes that are priced strategically and presented well. While buyers continue to pay premium prices for desirable homes, they’re also paying close attention to value. The data shows that simply listing high doesn’t guarantee a higher sale price.

A thoughtful pricing strategy, combined with strong marketing and excellent presentation, remains the best formula for attracting serious buyers and maximizing your final sale price.

What It Means for Buyers

For buyers, November offered a welcome shift. With homes taking a little longer to sell and fewer bidding wars than we saw earlier in the year, there was more room to negotiate and make thoughtful decisions.

The market is still competitive for exceptional homes, but buyers who came prepared and understood local values found opportunities without the intense pressure that often defines the spring market.

As we head toward winter, the 95125 market continues to demonstrate something we’ve seen throughout much of the year: strong demand, resilient home values, and buyers who are willing to pay for quality—but only at the right price.
