North San Jose & Google’s Campus: What’s Actually Happening?

If you’ve been following the San Jose real estate market, you’ve probably heard someone say, “Just wait until Google finishes its campus.”

It’s a common talking point—but it’s also a little misleading.

The truth is, there are two completely different stories people often lump together: the established tech hub in North San Jose and Google’s planned Downtown West development near Diridon Station. They’re in different parts of the city, they’re on very different timelines, and they affect nearby neighborhoods in different ways.

Here’s what buyers and sellers should know.

North San Jose Is Already a Major Tech Center

One of the biggest misconceptions is that North San Jose is waiting for a boom.

It isn’t.

The area—sometimes called the Innovation Triangle—is already home to thousands of employees working for companies like Cisco, Samsung, PayPal, and eBay. With more than 80,000 jobs, it’s been one of Silicon Valley’s largest employment centers for years.

What’s changing now isn’t the job market—it’s the housing.

For years, a legal dispute between the City of San Jose and Santa Clara County put the brakes on large-scale residential development. That issue has now been resolved, opening the door for up to 24,000 new homes over time, with about 20% designated as affordable housing.

That doesn’t mean thousands of homes will appear overnight. Projects of this size typically take many years to move through planning, approvals, and construction. But it does mean North San Jose has a much clearer path toward adding housing, parks, services, and other neighborhood amenities in the future.

For nearby communities like Berryessa and North Valley, that’s an encouraging long-term shift.

Google’s Downtown West Project Is a Separate Story

This is where a lot of confusion starts.

Google’s planned campus isn’t in North San Jose at all. It’s located near Diridon Station in downtown San Jose, close to neighborhoods like Japantown, the Rose Garden, and parts of Willow Glen.

When the project was announced, it generated a lot of excitement. The vision included millions of square feet of office space, thousands of new homes, parks, retail, and public gathering spaces.

Today, the picture looks a little different.

Google cleared much of the site between 2022 and 2024, but large portions of the roughly 80-acre property remain undeveloped. The company has repeatedly said it’s committed to the project over the long term, but it hasn’t announced a firm timeline for major construction. Like many large office developments, Downtown West has been affected by changing workplace trends and lower demand for office space since the pandemic.

Google has continued investing in the area through community events and temporary public spaces, but the larger development is clearly moving at a slower pace than originally expected.

So, What Does This Mean for Home Values?

This is probably the question I hear most often.

The answer is that neither project should be viewed as a guarantee that home prices are about to jump.

North San Jose’s expanded housing plans are a positive sign for the area’s long-term growth, but new neighborhoods take years to build.

The Downtown West project still represents a significant long-term investment in San Jose, but it’s important to recognize that the timeline has changed. Google owns valuable land in a prime location, yet no one can say exactly when the full vision will become reality.

If you’re buying or selling near Japantown, the Rose Garden, Berryessa, or North San Jose, it’s better to focus on what exists today—not what may happen years from now.

Neighborhood quality, commute options, schools, nearby parks, local businesses, and the condition of the home will almost always have a bigger impact on your experience than speculation about future development.

Looking Beyond the Headlines

Big projects often make great headlines, but real estate decisions are usually better made with a long-term perspective.

North San Jose is already a thriving employment center that’s beginning a new chapter of residential growth. Downtown West remains one of the most ambitious development projects in Silicon Valley, but it’s evolving on a much longer timeline than many people expected.
