Thinking About Adding an ADU? Here’s What It Could Mean for Your Home’s Value

It seems like everyone in San Jose is talking about ADUs these days.

Whether you call it an accessory dwelling unit, granny flat, in-law suite, or backyard cottage, adding a second living space has become one of the most popular home improvement projects in Silicon Valley.

And it’s easy to understand why.

An ADU can create rental income, give family members their own private space, or simply make your property more flexible. But one question almost always comes up before homeowners start planning:

“Will it actually increase my home’s value?”

In many cases, yes—but there are a few important things to keep in mind.

What Does an ADU Cost?

The price depends on the type of ADU you’re building.

A garage conversion is usually the most affordable option. Attached ADUs, which are built onto your existing home, typically cost more. Detached backyard units are usually the biggest investment because they’re built from the ground up.

The good news is that San Jose has made it easier to build ADUs than it was a decade ago. Smaller ADUs may also qualify for reduced development fees, which can help lower the overall cost of the project.

Rental Income Is Part of the Value

One of the biggest reasons ADUs are so desirable in San Jose is the rental potential.

A permitted ADU can provide steady monthly income, whether you rent it to a long-term tenant, a family member, or someone looking for a separate living space.

That income can also make your property more attractive to future buyers. Many buyers aren’t just looking at the extra square footage—they’re thinking about the opportunity to offset their mortgage with rental income.

Not Every ADU Adds the Same Value

Just because a property has an ADU doesn’t automatically mean it’s worth significantly more.

Here are a few things that make the biggest difference.

Make Sure It’s Permitted

This is probably the most important factor.

A fully permitted ADU is something buyers, lenders, and appraisers can confidently recognize as part of the property’s value.

An unpermitted unit, on the other hand, can create financing issues and make buyers hesitant.

Detached ADUs Usually Have the Most Appeal

Buyers love flexibility.

A detached ADU offers privacy that’s ideal for tenants, aging parents, adult children, guests, or even a dedicated home office.

Garage conversions and attached units can still add value, but detached units often appeal to the widest range of buyers.

Quality Matters

Just like the main house, workmanship makes a difference.

An ADU that feels like a natural extension of the property—with quality finishes and thoughtful design—is likely to leave a much stronger impression than one built as a basic add-on.

Will You Get All of Your Money Back?

This is where expectations matter.

Building an ADU shouldn’t be viewed as a project that’s guaranteed to return every dollar you spend the moment you sell.

Instead, think of it as a long-term investment.

You may benefit from years of rental income while you own the property, and when it’s time to sell, the ADU can make your home stand out in a competitive market. Together, those benefits often create a stronger financial return than resale value alone.

One New Development to Watch

California has begun exploring new ways for homeowners to sell ADUs separately from the main home under certain circumstances.

San Jose is one of the cities looking at how that could work in the future. While it’s still an evolving process, it has the potential to create even more value for homeowners down the road.

Is an ADU Worth It?

For many San Jose homeowners, the answer is yes.

A well-designed, fully permitted ADU can provide extra income, increase flexibility for your family, and make your property more attractive to future buyers.

Like any major home improvement, though, the details matter. The design, location, construction quality, and permitting process all play a role in how much value an ADU ultimately adds.

If you’re thinking about building an ADU—or you’re shopping for a home with enough space to add one later—I’d be happy to help you evaluate the possibilities. Sometimes the right property isn’t just the one that fits your needs today—it’s the one that gives you more options for the future.
