As spring gave way to summer, the Almaden housing market continued to demonstrate why it’s one of San Jose’s most desirable places to call home. June brought a mix of rising home prices, fewer overall sales, and even faster-moving listings—proof that strong buyer demand is still very much alive.

Home Prices Move Higher
Home values continued to trend upward in June. The average sale price increased from $2.29 million in May to $2.45 million, a sign that buyers remain willing to pay a premium for well-located, well-presented homes in Almaden.
What’s especially interesting is that sellers didn’t raise their asking prices. The median list price stayed virtually unchanged, moving only slightly from $2.0 million in May to $1.99 million in June.
At the same time, buyers became even more competitive. The sale-to-list price ratio climbed from 101.3% to 102.9%, meaning many homes continued to sell above asking price. When desirable homes hit the market, buyers were still stepping up with strong offers.
Fewer Sales, Faster Results
While fewer homes closed in June, the market actually picked up speed.
The number of homes sold declined from 42 in May to 29 in June, but the homes that did come to market sold much faster. Average days on market dropped from 22 days to just 15 days, giving sellers a shorter window from listing to closing.
This tells us that inventory remains limited, and buyers are moving quickly when the right property becomes available.

If you’re planning to buy in Almaden, preparation is key. Desirable homes are still attracting multiple offers and selling above list price, often in just a couple of weeks. Having your financing in place and being ready to act quickly can make all the difference when the right opportunity comes along.

For sellers, the market continues to be very favorable. Even though fewer homes sold in June, those that were priced well and presented beautifully moved quickly and commanded premium prices. Home prices continue to rise, buyers are competing for quality homes, and listings are selling faster than they were just a month ago. While the pace of sales has slowed slightly, demand remains high and inventory continues to support a competitive market.
