Schools in Campbell, CA: What Home Buyers Should Know Before Choosing a Home

When you’re buying a home in Campbell, you may spend hours comparing prices, floor plans, commute times, lot sizes and neighborhoods.

But there’s another piece of due diligence that deserves attention:

Which school district and attendance area is the property actually in?

And in Campbell, you don’t want to assume the answer based solely on the city listed in the address.

Different portions of Campbell fall within different school district boundaries, and school assignments can depend on the specific property address. The City of Campbell identifies Campbell Union, Moreland and Cambrian among the elementary school districts serving the Campbell area, while Campbell Union High School District serves the high-school level across the area.

So whether schools are an important part of your home search now or simply something you want to understand before purchasing, here’s what Campbell buyers should know.

First: A Campbell Address Doesn’t Automatically Determine the School District

This is probably the most important takeaway.

Real estate boundaries, city boundaries and school district boundaries aren’t necessarily the same.

That means two homes that both have a Campbell address could potentially fall within different school districts.

The City of Campbell recommends checking the school district associated with an individual residential address rather than making assumptions based on the city name.

For buyers, that means school verification should become part of your property-specific due diligence.

When you’re seriously considering a house, condo or townhome, check the actual address.

Don’t rely solely on:

A real estate listing.

A map you’ve found online.

The school another home nearby attends.

Or even what you remember about the neighborhood.

School attendance boundaries and enrollment policies can change.

Which School Districts Serve Campbell?

At the elementary level, Campbell includes areas served by multiple districts, including:

Campbell Union School District

Moreland School District

Cambrian School District

City planning documents show portions of all three elementary districts within Campbell’s city boundaries.

At the high-school level, Campbell is served by Campbell Union High School District.

This is one reason I encourage buyers to think about school districts at the property level rather than city level.

“Buying in Campbell” isn’t enough information to determine where a student would attend school.

Campbell Union School District

Campbell Union School District serves students across portions of Campbell and surrounding communities.

For the 2026–27 school year, the district offers elementary, middle and TK–8 options. It also identifies several schools with distinctive programs, including Village School, with a parent-participation model; Sherman Oaks, with a dual-language immersion program; and Campbell School of Innovation, which has a design-thinking focus.

Here’s an important detail for buyers:

Your home address generally determines your attendance-area school.

Campbell Union School District specifically tells families to use its school locator to determine which school serves their residence. It also notes that certain TK–8 schools and Village School have special enrollment circumstances.

So even if a particular program interests you, purchasing a home somewhere within the district does not necessarily guarantee placement in that program.

That’s something to verify directly with the district.

What About School Transfers?

Campbell Union School District also has an Open Enrollment process that allows district residents to request a transfer to another school within the district.

For the 2026–27 school year, its Open Enrollment period ran from January 20 through February 13, 2026. Transfer requests are subject to the district’s enrollment policies and available space.

The district also has a process for interdistrict transfers, which involves students who reside outside Campbell Union School District boundaries.

Those placements aren’t automatic either. District policy states that interdistrict transfers depend on factors including school and grade-level capacity, and continuing interdistrict students must reapply annually.

For a home buyer, the practical lesson is simple:

Don’t purchase a property assuming you’ll be able to transfer into a particular school later.

If a particular enrollment option matters to your household, verify the current rules directly with the appropriate district before making a real estate decision.

Moreland School District

Some Campbell addresses fall within the Moreland School District rather than Campbell Union.

This is exactly why checking the individual property matters.

You could be looking at two homes in Campbell and find that they don’t share the same elementary school district.

The City of Campbell specifically directs residents to determine their elementary district using their residential address and provides enrollment resources for both Campbell Union and Moreland.

If you’re considering a property within Moreland’s boundaries, verify the current assigned schools and enrollment information directly with the district.

Cambrian School District

Portions of Campbell also fall within the Cambrian School District.

Campbell’s General Plan school-district map shows Cambrian, Campbell Union and Moreland elementary district boundaries intersecting the Campbell area.

Again, this is a good example of why the city printed on the address doesn’t provide enough information.

If you’re considering a Campbell property near a district boundary, don’t guess.

Check.

High Schools Serving Campbell

High-school attendance introduces another layer.

Campbell Union High School District serves Campbell and portions of surrounding Silicon Valley communities.

As with elementary schools, buyers should verify the assigned high school for the specific property address rather than assuming a particular Campbell address feeds into a certain campus.

And that’s something I’d do before making the school assignment part of your purchasing decision.

What About Private Schools?

Campbell and the surrounding Silicon Valley area also have private-school options.

Private schools operate independently of public-school attendance boundaries, and their admissions processes, tuition, enrollment availability and requirements vary.

If private education is something you’re considering, I’d treat that as a separate part of your home search.

Instead of choosing a property based on assumptions about admission, determine:

Where the school is located.

What the actual commute would look like.

Whether before- or after-school care is available if needed.

And, most importantly, confirm current admission and enrollment information directly with the school.

In Silicon Valley, the morning school commute can matter just as much as the commute to work.

Don’t Rely Solely on Online School Ratings

This is another area where I’d encourage buyers to dig deeper.

Sites that provide school ratings can be useful as one source of information, but a single numerical score doesn’t tell you everything about a school.

If education is important to your home search, look at information directly from the school and district.

Depending on what matters to you, that could include:

  • Academic programs
  • Curriculum
  • Enrollment policies
  • Special programs
  • Language programs
  • Extracurricular opportunities
  • Before- and after-school programs
  • Transportation
  • School calendars
  • Campus tours
  • District resources

Campbell Union School District, for example, provides school tours during portions of its enrollment period and publishes detailed information about enrollment and its individual programs.

A school is much more than one number on a real estate website.

School Boundaries Can Affect Your Home Search Without Determining It

For some buyers, school assignment is a major consideration.

For others, it isn’t a priority at all.

Either way, it’s useful to know what comes with the property you’re purchasing.

And this is where I think buyers sometimes make a mistake.

They begin by saying:

“I need to buy in this school.”

Then the entire home search gets built around that assumption.

A better approach is to first understand exactly what matters to you and then verify your options.

If a particular public-school attendance area is important, we’ll identify properties that currently fall within it and verify those addresses.

If your priorities are different—perhaps commute, walkability, Downtown Campbell access, lot size, housing type or proximity to the Los Gatos Creek Trail—we can build the search around those instead.

Your home search should reflect your priorities, not somebody else’s checklist.

Always Verify the School Before Making an Offer

If school assignment matters to your purchase, this is the step I wouldn’t skip.

Before relying on a school assignment:

1. Look up the property address with the appropriate district.

2. Confirm the attendance-area school directly with the district.

3. Ask whether any boundary or enrollment changes are planned.

4. Verify enrollment requirements and timelines.

5. If you’re considering a transfer or special program, confirm eligibility separately.

Campbell Union School District explicitly states that a child’s elementary or middle school is determined by the home address and provides an online school locator for families to verify placement.

That district verification carries much more weight than the school information automatically populated on a real estate portal.

Buying Near a School? Look at the Location Beyond Enrollment

There’s another consideration buyers sometimes overlook.

Being close to a school and being assigned to that school are two separate things.

And if you’re considering a home physically near a campus, look at what that means for the property itself.

Visit during morning drop-off.

Visit during afternoon pickup.

Look at parking.

Traffic.

Street access.

Events and activities.

Walking routes.

And how the immediate area functions when school is actually in session.

A quiet street at an 11 a.m. Sunday open house may feel very different at 8 a.m. Monday.

That’s useful information regardless of whether anyone in your household will attend the school.

Think About the Entire Daily Routine

When buyers talk about location, commute usually means getting to work.

But your daily routine may involve much more.

Maybe you’re driving to school before heading toward Cupertino.

Maybe you’re commuting to Santa Clara or Mountain View.

Maybe you work remotely several days a week.

Maybe after-school activities are in Los Gatos or San Jose.

A property can look perfectly located on a map and still create a daily routine that doesn’t work particularly well.

That’s why I encourage Campbell buyers to map out their actual week, not just their workplace.

Where will you need to go regularly?

How will you get there?

What does traffic look like at those times?

Those answers can sometimes tell you more about whether a home fits than another 200 square feet.

Schools Are One Part of Buying a Home in Campbell

Campbell gives buyers an interesting mix of housing, from condos and townhomes near Downtown and the Pruneyard to established single-family homes in other parts of the city.

School district boundaries add another layer to that search.

But they shouldn’t be treated as assumptions.

If you’re considering buying a home in Campbell, verify the district and school assignment for every property you’re seriously considering, especially if school placement is important to your decision.

Then look at the bigger picture:

Does the home work for you?

Does the location work?

Does the commute work?

Does the price make sense?

Do the nearby amenities fit the way you want to live?

And does the property still make sense after you’ve completed your due diligence?

That’s ultimately what a good home search should answer.

The Bottom Line for Campbell Home Buyers

When you’re buying a home in Campbell, CA, don’t assume that every Campbell address comes with the same school district or attendance options.

Campbell includes areas served by multiple elementary school districts, and enrollment is tied to specific addresses and district policies.

Verify school information directly with the appropriate district before making it part of your purchase decision.
