Google’s Downtown West San Jose Project: A Look Back at the 2023 Shift

Google’s plans for Downtown West in San Jose have generated plenty of conversation over the years. The massive mixed-use project planned around Diridon Station was envisioned as much more than a traditional corporate campus, with offices, housing, retail, parks and public spaces all included in the larger plan.

But in 2023, the story took a significant turn.

At a time when the tech industry was dealing with layoffs, changing workplace habits and broader economic uncertainty, questions emerged about when Google’s ambitious San Jose development would actually move forward.

For anyone following the transformation of Downtown San Jose, it was an important moment in the Downtown West story.

What Was Happening With Google in San Jose in 2023?

Google’s Downtown West project had already received approval from the San Jose City Council in May 2021. The approved project covers approximately 80 acres around the Diridon Station area.

By 2023, however, the economic environment had changed substantially from when the project was initially planned.

The NBC Bay Area coverage from that period focused on Google’s San Jose expansion against the backdrop of changes happening within the company and the broader technology industry.

That raised an obvious question for San Jose:

Would Downtown West still move forward as originally envisioned—and if so, when?

For homeowners and buyers following development around Downtown San Jose, Japantown and Diridon Station, it was a story worth watching.

Downtown West Was Always Much More Than an Office Campus

One reason Downtown West attracted so much attention was its sheer scale.

Rather than creating a traditional closed corporate campus, Google proposed a mixed-use development integrated into the surrounding city.

The approved Downtown West plan included millions of square feet of office space along with housing, retail, parks, open spaces and other community uses.

That made the project particularly significant for the Diridon Station area, which San Jose has separately planned as an important transportation and development hub.

Why the 2023 News Mattered

The uncertainty surrounding the project in 2023 didn’t mean that San Jose’s approved Downtown West plan suddenly disappeared.

It did highlight something that’s important whenever we’re talking about a development this large:

Approval and construction are two very different milestones.

Major developments can unfold over many years and are affected by economic conditions, financing, construction costs, company priorities and demand for different types of real estate.

That’s why I think it’s helpful to look back at the 2023 news as one chapter in a much longer Downtown West story rather than treating it as the final word on the project.

What Could Downtown West Mean for San Jose Real Estate?

Naturally, one of the questions I hear when a major employer or development project is announced is:

“What will this do to home values?”

There isn’t an honest way to assign a specific future increase or decrease in home prices to one development.

San Jose home values are influenced by many factors, including mortgage rates, employment, housing inventory, buyer demand, the broader economy and the characteristics of an individual property.

Large projects such as Downtown West are still worth following, though.

Changes to transportation, housing, commercial development, public spaces and employment centers can all become part of the larger story of how an area develops over time.

For buyers and homeowners, the better approach is to follow those changes while also looking at actual neighborhood-level sales and market data.

Downtown West Is a Long-Term San Jose Story

Looking back, the 2023 news was a reminder of just how much can change between the announcement of a massive development and its eventual completion.

Downtown West had already gone through years of planning before receiving City Council approval in 2021. The project was conceived as an approximately 80-acre mixed-use development in Downtown San Jose.

Its ultimate development was never going to happen overnight.

For San Jose homeowners and buyers, I’ll continue watching Downtown West, the Diridon Station area and other major developments that could shape the future of the city.
