They’re two of the city’s most desirable neighborhoods, but they offer very different lifestyles. On a recent episode of Say What You Want About Real Estate, my co-host, Kristina Rodgers, and I had a little fun comparing the two communities we know and love best.

While there wasn’t an official winner, we did break down what makes each neighborhood special—and why the “right” choice depends entirely on what you’re looking for.

Why People Love Willow Glen

If you ask Willow Glen residents what they love most, you’ll probably hear one word over and over again:

Walkability.

The heart of the neighborhood is Lincoln Avenue, where you’ll find locally owned restaurants, coffee shops, boutiques, and seasonal events that give the area a true small-town feel.

It’s the kind of place where you can grab a cup of coffee, browse local shops, meet friends for dinner, and bump into neighbors along the way.

Beyond downtown, Willow Glen is known for its charming tree-lined streets, beautiful character homes, community events, and welcoming atmosphere. It’s easy to see why so many people fall in love with the neighborhood.

The trade-off?

Because of its popularity and central location, homes often come with smaller lots and a higher price per square foot. For many buyers, though, the lifestyle is well worth it.

Why Buyers Choose Almaden Valley

If space and outdoor living are at the top of your wish list, Almaden Valley is hard to beat.

Homes here typically sit on larger lots, giving families more room to spread out, entertain, and enjoy their outdoor spaces.

The neighborhood is also known for its highly regarded schools, quiet residential streets, and easy access to nature.

Residents are just minutes from Almaden Quicksilver County Park, where miles of hiking and biking trails offer endless opportunities to get outside. Golf courses, neighborhood parks, and community swim clubs also make Almaden a great fit for active families.

The biggest difference from Willow Glen?

Almaden isn’t centered around a walkable downtown. Most shopping, dining, and errands require a short drive, which many residents happily trade for the extra space and peaceful surroundings.

So…Which Neighborhood Wins?

The truth is, there isn’t a wrong answer.

It simply comes down to the lifestyle you want.

If you picture yourself walking to dinner, spending weekends exploring local shops, and living in a neighborhood with a lively downtown atmosphere, Willow Glen might be your perfect fit.

If you’d rather have a larger backyard, top-rated schools, beautiful parks, and a quieter suburban setting, Almaden Valley may check more of your boxes.

Both neighborhoods have loyal fans—and after living and working in San Jose, it’s easy to understand why.

Choosing the Right Neighborhood Is About More Than the House

One of the biggest themes from our podcast episode was that buying a home isn’t just about square footage or price.

It’s about how you want to live every day.
