As spring transitioned into summer, the 95124 housing market showed no signs of slowing down. Buyers remained active, homes continued to sell quickly, and June brought an impressive increase in the number of completed sales. More Homes Sold in June
The biggest story this month is simple: more homes changed hands.
After a strong May with 40 closed sales, June saw that number climb to 50 homes sold—a 25% increase. That’s a clear sign that buyer demand remained strong as families looked to settle into a new home before the end of summer.
Home Prices Stay Steady
While sales activity picked up, home prices eased just slightly.
The median list price dipped from $1.75 million in May to $1.72 million in June, while the average sale price moved from $2.07 million to $2.04 million.
These are relatively small month-to-month changes and don’t suggest the market is weakening. Instead, they point to sellers pricing their homes more strategically to attract strong interest from buyers right out of the gate.
Competition Is Still Strong
Even with slightly lower average sale prices, buyers continued to compete for desirable homes.
In May, homes sold for an average of 102.4% of their asking price. By June, that figure had increased to 103.1%, showing that well-priced homes were still attracting multiple offers and selling above list price.
The takeaway? Buyers are still willing to pay a premium for homes that are priced well and show beautifully.
Homes Continue to Sell Quickly
The pace of the market changed very little.
Average days on market increased from 20 days in May to 22 days in June, meaning most homes were still selling in about three weeks. That’s a healthy sign of a market where demand continues to outpace supply.

The increase in closed sales is encouraging, but competition hasn’t disappeared. Well-priced homes are still receiving multiple offers, so being pre-approved, working with a clear strategy, and moving quickly when the right home comes along remain essential.
