Late Spring to Summer: What’s Happening in the Japantown (95112) Housing Market?

As spring transitioned into summer, the Japantown real estate market began to shift in some interesting ways. While fewer homes sold in June than in May, prices continued to climb, showing that demand for homes in this sought-after neighborhood remains strong.

Whether you’re thinking about buying, selling, or simply keeping an eye on the market, here’s what changed between May and June 2026.

Home Prices Continue to Climb

June was a positive month for home values in Japantown.

The average sale price increased from $1.05 million in May to $1.09 million in June, reflecting continued buyer demand despite a slower pace of sales.

Sellers also showed growing confidence. The median list price rose from $750,000 to $793,000, a nearly 6% increase. That tells us homeowners felt comfortable listing their properties at higher prices as the summer market got underway.

Fewer Homes Changed Hands

While prices moved higher, the number of completed sales slowed.

After 24 homes sold in May, only 17 homes closed in June. That represents about a 29% decrease in sales volume.

This doesn’t necessarily point to a weakening market. Instead, it suggests that fewer homes were available or that buyers became a bit more selective. The homes that did sell continued to command strong prices.

The Market Is Still Competitive

Even with fewer sales, the overall pace of the market stayed remarkably consistent.

Homes spent an average of 37 days on the market in May and 38 days in June, showing very little change from month to month.

Buyers also continued to pay above asking price, although bidding became just a little less aggressive. The sale-to-list price ratio eased from 102.6% in May to 101.8% in June, meaning well-priced homes were still attracting strong offers but with slightly less competition than earlier in the spring.

What This Means for Buyers and Sellers

For Sellers

Home values remain strong, and buyers continue to recognize the value of living in Japantown. If you’re considering selling, pricing your home correctly and presenting it well can still lead to an excellent outcome, even as the market settles into a more balanced summer pace.

For Buyers

While competition has eased slightly, desirable homes are still selling above list price. The good news is that the market is becoming a little more predictable, giving buyers an opportunity to make informed decisions without quite as much pressure as we saw during the peak spring season.

Bottom Line

The Japantown housing market continues to show resilience. Home prices moved higher in June, sellers remained confident, and buyers stayed engaged even as overall sales slowed. The result is a market that’s still competitive but gradually finding a healthier balance as we move deeper into summer.
