Summer arrived with plenty of activity in the Rose Garden neighborhood. Comparing May and June 2026, the market remained active, more homes changed hands, and home values rebounded after a slower month in May. At the same time, buyers finally began to see a little breathing room as competition eased.
Here’s a look at what changed.
Home Prices Rebound
After averaging $1.14 million in May, the average sale price jumped to $1.37 million in June—an increase of more than 20% in just one month.
What’s interesting is that sellers didn’t change their pricing strategy. The median list price remained steady at $975,000 in both May and June, showing consistent seller confidence even as final sale prices fluctuated.
More Homes Found New Owners
June was a busy month for the Rose Garden market.
Closed sales climbed from 16 homes in May to 24 homes in June, a remarkable 50% increase. That’s a strong sign that buyers stayed active as the summer season got underway and that well-priced homes continued to attract plenty of interest.
Buyers Get a Little More Breathing Room
Even with higher sale prices and more transactions, June wasn’t quite as competitive as the spring market.
The sale-to-list price ratio dropped from 104.7% in May to 100.6% in June, meaning buyers were much more likely to purchase homes at—or very close to—the asking price instead of bidding thousands above it.
Homes also spent a little more time on the market. The average days on market increased from 24 days to 34 days, giving buyers more time to tour properties, compare options, and make thoughtful decisions.
What This Means for Buyers and Sellers
For Buyers
The market is becoming a little more balanced. While average sale prices moved higher in June, the slowdown in bidding wars and the increase in days on market give buyers a better opportunity to negotiate and move forward with greater confidence.
For Sellers
Demand remains strong, as shown by the significant increase in closed sales. However, today’s buyers are more price-conscious than they were earlier this spring. Homes that are priced competitively and presented well continue to stand out, while overpriced listings may take longer to sell.
Bottom Line
June brought a healthy mix of strong buyer demand and a more balanced negotiating environment in the Rose Garden neighborhood. More homes sold, average prices rebounded, and bidding wars cooled compared to May. It’s encouraging news for both buyers looking for more opportunities and sellers who are ready to enter an active summer market.
