San Jose Housing Market Updates July 22, 2026

Why Is Silicon Valley So Expensive?

If you’ve ever looked at home prices in Silicon Valley and wondered, “How can anyone afford this?”—you’re definitely not alone.

It’s a question I hear all the time from both local buyers and people relocating to the area.

The truth is, there isn’t just one reason homes are so expensive. It’s a combination of factors that have been building for decades. When you put them all together, it’s easy to see why San Jose continues to be one of the most expensive housing markets in the country.

Let’s take a closer look.

There Simply Aren’t Enough Homes

The biggest reason is also the simplest: there are more people who want to live here than there are homes available.

Many of San Jose’s most desirable neighborhoods—including Willow Glen, Almaden Valley, and Cambrian—were built out years ago. There isn’t much land left for new single-family homes, and building new neighborhoods has become increasingly difficult because of zoning regulations, environmental protections, and limited available space.

When supply stays low and demand stays high, prices naturally rise.

The Tech Industry Creates Incredible Buying Power

Silicon Valley is home to some of the world’s largest technology companies, and many employees earn more than just a salary.

Stock options, bonuses, and equity compensation have created tremendous wealth for many buyers. When company stock performs well, that often translates into more purchasing power in the housing market.

In many cases, buyers aren’t relying solely on savings—they’re using gains from company stock to purchase homes.

Cash Buyers Keep Competition Strong

One thing that surprises many people is how many homes are purchased with cash—or with very little financing.

In the higher price ranges, especially above $2 million, cash buyers are common. Because they aren’t as affected by mortgage interest rates, they can continue buying even when borrowing becomes more expensive.

That helps keep demand strong, even during periods of higher interest rates.

People Still Want to Live Here

Despite changes in the economy, Silicon Valley continues to attract talented professionals from around the world.

The region offers high-paying careers, innovation, excellent universities, and a lifestyle that many people are willing to pay a premium for.

As long as people continue moving here for those opportunities, housing demand is likely to remain strong.

Great Neighborhoods Command Premium Prices

Not every neighborhood is priced the same.

Communities with highly rated schools, walkable downtowns, mature tree-lined streets, and strong community identities often command significantly higher prices.

Neighborhoods like Willow Glen, Almaden Valley, and parts of Cambrian consistently attract buyers who are willing to pay more because they see long-term value in both the location and the lifestyle.

It’s More Than Just the House

When people buy a home in Silicon Valley, they’re often buying much more than four walls.

They’re investing in:

  • Excellent schools
  • Shorter commutes
  • Strong local economies
  • Established neighborhoods
  • Walkable shopping and dining
  • Long-term appreciation potential
  • A community they can grow into

Those lifestyle benefits become part of the home’s value.

Could Prices Come Down?

Markets naturally go through cycles, and Silicon Valley is no exception.

We may see periods where homes take longer to sell, price reductions become more common, or appreciation slows. In fact, we’ve already seen some of those changes as higher interest rates have cooled parts of the market.

But a significant, long-term drop in prices is harder to imagine without a major change in the factors that have supported this market for decades.

As long as housing remains limited, the tech industry continues to generate high-income buyers, and demand stays strong, Silicon Valley will likely remain one of the country’s most expensive places to buy a home.

Bottom Line

Silicon Valley’s high home prices aren’t driven by just one thing—they’re the result of limited housing, strong demand, a thriving technology industry, excellent schools, and neighborhoods people genuinely want to call home.

That’s why this market has remained remarkably resilient over the years.

Whether you’re buying your first home, moving up, or simply trying to understand today’s market, it’s important to remember that real estate is local. Every neighborhood has its own story, and understanding those local trends can make all the difference.

If you’re curious about a specific neighborhood or wondering where you might find the best value in today’s market, I’d be happy to help you explore your options and answer your questions.
