March 2026 Market Report: March Numbers Show 95125 is Heating Up

As we move fully into the spring of 2026, the real estate market in the 95125 zip code is showing incredible momentum.
Whether you are looking at single-family homes, townhomes, or condominiums, the data clearly shows a market that is accelerating rapidly after a quiet start to the year.
Here is a deep dive into the notable market changes we have seen from January through March 2026.

 A Massive Surge in Sales Volume

The year began with a relatively sluggish pace. In January 2026, there were only 15 properties sold. However, as buyers entered the spring market, activity exploded. February saw sales more than double to 37 properties sold, and this upward trend continued into March, closing out with 46 properties sold. This steady month-over-month increase highlights strong buyer demand as more inventory becomes available.

 Homes Are Moving Fast

Not only are more homes selling, but they are also flying off the market. In January, homes sat for an average of 35 days on the market. By February, that time was essentially cut in half, dropping to just 18 days. March maintained this rapid pace, with homes spending an average of only 20 days on the market before going under contract. If you are a buyer in 95125, hesitation can easily cost you a home.

Fierce Competition and Rising Premiums

The intense demand is directly impacting how much buyers are willing to pay over the asking price. Consider the rising Sales-Price-to-List-Price ratio:

  • January: Buyers paid an average of 103.9% of the asking price.
  • February: The ratio ticked up slightly to 104.0%
  • March: Competition reached a fever pitch, with homes selling for a remarkable 105.8% of the asking price.

This means that listing prices—which had a median of $1.70 million in March—are effectively functioning as starting bids.

 Pricing Remains Exceptionally Strong

Despite the shift to a broader data set that includes townhomes and condominiums alongside single-family homes, average sales prices remain robust. The average sales price started the year at 2.07 million in January dipped slightly to 2.01 million in February bounced right back up to $2.07 million by the end of March.
