Summer Solstice Shifts: 95136 Real Estate Market Update (May vs. June 2026)

As spring gave way to summer, the real estate market in San Jose’s 95136 zip code started to settle into a more balanced pace. While demand remains healthy for single-family homes, townhomes, and condos, June brought a few noticeable changes that both buyers and sellers should pay attention to.

Home Prices Ease Slightly

After a busy and competitive spring season, home prices cooled just a bit in June. The average sale price dipped from $1.31 million in May to $1.28 million in June.

Sellers also appeared to adjust their expectations. The median list price slipped from $1.24 million in May to $1.21 million in June, suggesting that homeowners are pricing their properties more strategically as the summer market gets underway.

Rather than signaling a downturn, these small adjustments reflect a market that’s finding a healthier balance after months of intense competition.

Buyers Finally Catch a Small Break

If you’ve been house hunting lately, you know how challenging the spring market was. June offered a little relief.

The average sale-to-list price ratio dropped from 104.2% in May to 100.8% in June, meaning buyers were much more likely to purchase homes at—or very close to—the asking price instead of getting pulled into aggressive bidding wars.

Homes also took longer to sell. Average days on market increased from 19 days to 26 days, giving buyers a little more breathing room to tour homes, compare options, and make thoughtful decisions without feeling quite as rushed.

Homes Are Still Selling

Even though the pace slowed slightly, buyers are still very much in the market.

Closed sales actually increased from 25 homes in May to 27 homes in June, showing that demand remains steady. Homes are still selling—they’re just doing so at a more sustainable pace than we saw earlier this spring.

For Buyers

This is one of the most balanced markets we’ve seen in recent months. With homes staying on the market a little longer and selling much closer to their list prices, buyers have a better opportunity to negotiate and make confident decisions without the pressure of constant bidding wars.

For Sellers

The market is still active, and well-prepared homes continue to attract buyers. The key difference now is pricing. Today’s buyers are paying close attention to value, so pricing your home correctly from the start is more important than ever. A well-priced home is still likely to generate strong interest, while an overpriced one may sit longer than expected.

June’s numbers suggest that the 95136 market isn’t slowing down—it’s simply becoming more balanced. Buyers are gaining a little more leverage, sellers are adjusting expectations, and transactions continue to move at a healthy pace.
