Is the Willow Glen Market Starting to Shift? 🏡

The July numbers are in for Willow Glen’s 95125 housing market, and there’s an interesting change happening.

Home prices remained strong, with the average sales price reaching $2.46 million in July, up from $2.38 million in June. Meanwhile, the median list price held steady at $1.60 million.

But here’s where things get interesting. 👀

Homes took considerably longer to sell in July, averaging 42 days on the market compared with just 19 days in June. We also saw less aggressive overbidding, with homes selling for an average of 99.3% of list price, compared with 102.3% in June.

What does that mean?

For buyers, you may have a little more breathing room. Fewer homes selling above asking and longer market times can create more opportunities to carefully evaluate a property and negotiate based on the specific home and circumstances.

For sellers, strong prices don’t necessarily mean every home will sell immediately. Pricing, presentation, condition, and marketing strategy become even more important when buyers have additional time and options.

The takeaway? Willow Glen isn’t necessarily cooling—it may simply be shifting.
