Cupertino vs. West San Jose: Which Area Fits Your Home Search?

Cupertino and West San Jose are neighbors, and it’s common for buyers to consider both. While they’re close geographically—and in some cases even share school attendance areas—they offer different price points, neighborhood characteristics, and housing options.

The best fit depends on your priorities, budget, and lifestyle rather than one area being “better” than the other.

One of the Biggest Differences: Home Prices

If you’ve been browsing listings in both areas, you’ve probably noticed the price gap.

As of early-to-mid 2026, the median sale price in Cupertino has been around $3.3 million, while West San Jose has been closer to $1.8 million. Average home values show a similar pattern, with Cupertino around $3.18 million and West San Jose around $2.21 million.

That difference can significantly affect what’s available within your budget. Depending on the neighborhood, buyers may find larger homes, bigger lots, or more updated properties at similar price points in West San Jose than in Cupertino.

Schools Matter—But Boundaries Are What Count

For many buyers, school attendance areas are an important part of the home search.

Cupertino is served primarily by the Cupertino Union School District and Fremont Union High School District, both of which have strong academic reputations. Certain attendance areas, including those assigned to Monta Vista High School, have historically attracted particularly strong buyer demand.

One detail that surprises many buyers is that some neighborhoods in West San Jose—particularly portions of the 95129 ZIP code—are also assigned to Cupertino Union and Fremont Union schools, even though the homes have a San Jose mailing address.

For buyers who are interested in specific school assignments, it can be worth exploring both Cupertino and nearby West San Jose rather than focusing only on city boundaries.

School attendance areas can change and sometimes vary by individual street or address, so it’s always important to verify current assignments directly with the appropriate school district before making a purchase decision.

Different Neighborhood Feel

Although they’re adjacent, the two areas have slightly different personalities.

Many parts of Cupertino have a quieter, residential feel, with established neighborhoods, parks, neighborhood shopping centers, and extensive bike and walking connections.

West San Jose includes a broader mix of residential neighborhoods alongside shopping centers, restaurants, offices, and other everyday conveniences. Depending on where you live, it may be easier to access dining, retail, and services without traveling far.

Neither approach is inherently better—it simply comes down to the type of environment you enjoy most.

Commute and Location

Location matters more than city limits.

Citywide averages suggest Cupertino residents have slightly shorter commute times than West San Jose residents, but real-world commute times depend much more on where you live and where you work.

For someone commuting to Apple Park, for example, a home in West San Jose could be closer than a home on the opposite side of Cupertino.

Housing Options

Both markets are competitive, especially for well-priced homes.

Cupertino’s single-family housing is largely established, with relatively little new construction due to the city’s built-out nature.

West San Jose offers a wider mix of housing types, including single-family homes, townhomes, and condominiums across a broader range of price points, giving buyers additional options depending on their budget and preferences.

Property Taxes

Property taxes deserve a closer look no matter which community you’re considering.

Some newer developments in Cupertino, West San Jose, and surrounding areas may include Mello-Roos or other special assessments that increase annual ownership costs beyond the standard property tax rate.

These assessments vary by property, so it’s a good idea to review the tax records for any home you’re seriously considering.

Which Area Is Right for You?

You might prefer Cupertino if you’re looking for:

  • A Cupertino city address
  • Established residential neighborhoods
  • A housing market with a long history of strong buyer demand
  • Homes within specific school attendance areas that meet your needs

West San Jose may be a good fit if you’re looking for:

  • More flexibility within your budget
  • A wider variety of housing options
  • Convenient access to shopping, dining, and major commute routes
  • Opportunities to compare homes in neighborhoods that may share some of the same school attendance areas as nearby Cupertino

Because Cupertino and West San Jose are so close together, many buyers find it’s worthwhile to tour homes in both before deciding where to focus.
