What Are Off-Market (Pocket) Listings—and How Can You Find Them?

If you’ve ever heard someone say, “We bought our house before it even hit the market,” you may have wondered how that’s possible.

Those homes are often called off-market listings, pocket listings, or office exclusives. While they’re not as common as traditional MLS listings, they do exist—and in a competitive market like San Jose, they can sometimes give buyers an advantage.

Here’s what you should know.

What Is an Off-Market Listing?

An off-market listing is exactly what it sounds like—a home that’s for sale but isn’t being advertised on the Multiple Listing Service (MLS) or major real estate websites like Zillow or Redfin.

Instead of marketing the property to everyone, the listing agent shares it privately through their own network, within their brokerage, or with buyers they know are actively looking.

There are plenty of reasons a seller may choose this approach. Some want more privacy because of a divorce, family situation, or high-profile career. Others want to test the market quietly before listing publicly, or simply prefer fewer showings and less disruption.

How Do the Rules Work?

Over the past few years, the rules surrounding off-market listings have changed.

The National Association of Realtors’ Clear Cooperation Policy requires that once a property is publicly marketed—whether that’s through social media, a yard sign, or a website—it must be entered into the MLS within one business day.

That rule was created to make the market more transparent and give all buyers a fair opportunity to see available homes.

However, sellers still have options.

Today, sellers can choose an Office Exclusive listing, where the home stays completely off the public market, or use a Delayed Marketing option, which allows the property to appear in the MLS while delaying its release to public real estate websites for a period of time.

In other words, true off-market listings still exist—they’re just handled a little differently than they were a few years ago.

Why Would a Seller Choose to Sell Off-Market?

Selling privately isn’t always about getting the highest price.

For many homeowners, it’s about convenience and control.

They may want to:

  • Keep their sale private
  • Limit the number of people walking through their home
  • Test pricing before launching publicly
  • Sell quickly to a qualified buyer
  • Avoid the stress of multiple open houses

Of course, there’s a trade-off.

Homes that never reach the open market often receive fewer offers, which can sometimes mean a lower final sales price than a comparable home exposed to every buyer.

How Can Buyers Find Off-Market Homes?

This is the question I hear all the time.

The truth is, you can’t simply search for pocket listings online. They’re not sitting on Zillow waiting to be discovered.

Instead, finding them comes down to relationships and networking.

Here are a few ways buyers can improve their chances:

Work with a local agent.

Agents who specialize in a specific neighborhood often hear about homes before they’re officially listed. Those relationships can open doors you won’t find online.

Tell your agent you’re interested.

Many buyers never mention they’re open to off-market opportunities. Let your Realtor know so they can keep you in mind when something comes across their desk.

Consider larger brokerages.

Many brokerages share listings internally before they’re publicly released. Being connected to an agent within a large brokerage can sometimes give you an early look at upcoming homes.

Watch for “Coming Soon” listings.

While these aren’t technically off-market, they often give buyers a chance to prepare before the property is widely advertised.

Be ready to move quickly.

Off-market homes often sell fast. Having your financing in place—or proof of funds if you’re paying cash—can make all the difference when an opportunity comes along.

Don’t underestimate word of mouth.

Neighbors, contractors, estate attorneys, and other local professionals often hear about homes before they officially go on the market.

Are Off-Market Listings Worth Pursuing?

Absolutely—but it’s important to have realistic expectations.

Off-market homes make up a relatively small portion of the overall market, so they shouldn’t be your only strategy. Think of them as an extra opportunity, not a replacement for searching the MLS.

That said, in a competitive market like San Jose, getting access to even a handful of off-market properties can give you a valuable head start.

Final Thoughts

Some of the best opportunities never make it to Zillow.
